Incorporated as a city in 2001, Aliso viejo is located in South Orange County near Laguna Beach, Laguna Niguel and Laguna Hills. As with many of the cities in South Orange county, Aliso Viejo was once a part of a large ranch, Aliso Viejo was a part of the Moulton family ranch.

According to the most recent survey Aliso Viejo has a 37% renter population with a total population of 50,285 and 18,752 renters.

Coto De Caza is a gated master planned community located near Dove Canyon, Rancho Santa Margarita, Ladera Ranch and Rancho Mission Viejo. The area is comprised of large custom estates and low density tract homes. The community enjoys canyon views, a central golf course and private golf club.

The community has just under 5,000 homes with a relatively low rental rate of approximately 10%.

We currently management multiple condos, townhomes and single-family units in Dana Point. As would be expected, coastal units rent well with strong rental rates. In our experience there is low tenant turn-over, and rents have steadily climbed over the past several years. We see particularly strong rents near PCH and in the areas close to Dana Points town center which is currently under redevelopment.

According to the most recent survey Dana Point has a 42% renter population with a total population of 33,887 and 14,148 renters.

Half of Irvine residents are renting their home giving the city one of the highest rental rates in Orange County. We expect this is due to the extensive rental properties owned by the Irvine company. We manage multiple condos, townhomes and single family properties throughout Irvine.

According to the most recent survey Irvine has a 50% renter population with a total population of 249,233 and 124,548 renters.

Ladera Ranch is an unincoporated city located near Mission Viejo and San Juan Capistrano running several miles adjacent to Antonio Parkway and Marguertie Parkway. The community started buildout in 1999 and the majority was complete by the 2003. Strong schools and extensive amenities make Ladera Ranch a sought after location.

According to the most recent survey Ladera Ranch has a 24% renter population with a total population of 28,769 with 6,843 renters.

Laguna Hills has a relatively low population and a lower percentage of renters than neighboring communities. In our experience properties in this area have seen strong demand.

According to the most recent survey Laguna Hills has a 32% renter population with a total population of 30,728 with 9,753 renters.

We manage multiple single family homes and condos in Laguna Niguel, we see strong demand, consistent rental payments and relateively low turnover in the this community.

According to the most recent survey Laguna Niguel has a 31% renter population with a total population of 65,085 with 20,436 renters.

Laguna Woods is a retirement community located near Laguna Hills and Aliso Viejo. Previously known as Leisure World, Laguna Woods Village is a gated community with golf courses, clubhouses and extensive amenities. We manage multiple condos, coops and single family homes through the community.

Properties were originally built in the 60s, with many in original condition due to construction restrictions. We see consistent rental payments but limited rental growth in the community.

Las Flores is an unincorporated city Near Rancho Santa Margarita and Ladera Ranch built in the 90s, running several miles adjacent to Antonio Parkway and Oso Parkway.

According to the most recent survey Mission Viejo has a 28% renter population with a total population of 5,877 with 1,645 renters.

Mission Viejo is an expansive city frequently defined as North, South and Central Mission Viejo. The community was predominantly built in the 1970's with some earlier construction in the late 1960's. We have extensive experience with lease and management of homes in this area.

According to the most recent survey Mission Viejo has a 22% renter population with a total population of 94,983 with 21,308 renters.

Rancho Mission Viejo is the newest community in South Orange County. It is master planned with newer schools and extensive amenties. With newer communities we generally see higher owner occupancy.

We manage single family detached properties in Rancho Mission Viejo and have seen strong interest and rents with each of or listings.

Rancho Santa Margarita is a master planned community with the majority of construction in the 1980s and 90s. We management multiple condos and single family homes in the community, renters are driven by community amenties, schools and more generally more affordable rents.

According to the most recent survey Rancho Santa Margarita has a 27% renter population with a total population of 49,078 with 13,303 renters.

San Clemente is a beautiful coastal community located at the southern end of Orange County. Depending on the location in San Clemente we see renters drawn to coastal climate and beach access. Prospects looking for newer construction and amenties often direct their search to the master planned community of Talega.

According to the most recent survey San Clemente has a 33% renter population with a total population of 64,890 with 21,135 renters.

San Juan Capistrano is a beautiful community located south of Mission Viejo and north of San Clemente. With its' coastal climate and re-developed historic mission district we see strong demand for rental properties.

According to the most recent survey San Juan Capistrano has a 31% renter population with a total population of 35,822 with 11,140 renters.
